Which? has analyzed the benefits of overpaying your mortgage versus using your spare cash for other purposes. While making overpayments can lead to significant interest savings and shorten the mortgage term, it may not always be the best option for everyone.

According to Which?, if your mortgage rate exceeds your savings rate, prioritizing overpayments could be more advantageous. Investing is also a consideration, but it comes with risks. IG’s analysis indicates that UK stock market investors have historically achieved higher real returns compared to cash savers.

For instance, Which? illustrates that by overpaying £50 monthly on a £200,000 mortgage with a 5% interest rate, you could reduce the term by almost three years and save £20,924 in interest. Increasing the overpayment to £250 per month could slash over ten years off the mortgage and save £70,796 in interest.

Furthermore, investing £250 monthly with a 7% return could potentially yield a pot of £113,686 in around 18.5 years, allowing you to clear the remaining mortgage balance. However, investing does involve uncertainties, and poor performance could lead to losses.

Which? advises considering factors such as emergency funds, existing debts, potential charges for overpayments, and tax implications on savings or investments before deciding on the best financial strategy. Additionally, monitoring changing mortgage rates, savings rates, and investment returns is essential in determining the optimal approach for maximizing savings and reducing mortgage terms.
