Throughout the process, they incurred substantial interest payments on the private mortgage and legal fees, with an outstanding balance owed to the contractor due to delays in receiving funds.

Simplii Financial responded by adjusting its payment process to align with construction progress, but discrepancies persisted, resulting in ongoing financial burdens for the couple. Gladkova’s efforts to seek compensation and raise awareness about the pitfalls of mortgage agreements have led to complaints filed with regulatory bodies, highlighting the need for clearer communication and streamlined processes in handling insurance payouts for property reconstruction projects.

As homeowners face an increasing number of total loss claims from fires and floods, legal experts recommend establishing transparent communication channels with all involved parties to ensure smoother payment schedules and avoid financial setbacks during property reconstruction projects. Gladkova’s ordeal underscores the importance of proactive measures and improved coordination among lenders, contractors, and insurance companies to mitigate challenges in accessing insurance funds promptly and efficiently.
